Greater Baltimore's largest residential property managers continued to grow their portfolio over the past year as three of the top five companies saw an increase in the number of units managed.<\/p>\n

On this year's List of Largest Residential Real Estate Firms in Greater Baltimore, Baltimore-based Thornhill Properties saw the largest year-over-year increase in the number of units and homes managed, with representatives reporting a 42.47% jump in the number of properties. The property management company went from 6,922 units and homes in 2023 to 9,862 this year. The increase came as the company added another 32 local communities to its management.<\/p>\n

Towson-based Pelican Property Management saw the second-largest leap in the number of units and homes managed in the region year-over-year, with company officials reporting a 33.71% increase compared to 2023. The company went from 8,900 units and homes in 2023 to 11,900 this year. The 3,000-unit increase comes as the company has increased the number of communities in its Greater Baltimore portfolio by eight over last year, from 85 to 93.<\/p>\n

Tidewater Property Management continues to top the List, with officials reporting a total of 27,145 local homes and units under their management. It's the eighth consecutive year the Owings Mills-based property manager has topped the list, with officials reporting an increase of roughly 2,000 units and homes in their portfolio since 2020 as well as 16 more communities compared to four years ago.<\/p>\n

The Baltimore Business Journal also used a new methodology this year to include more property management companies on this year's List. In instances where company representatives did not complete an online survey, the BBJ used publicly listed information for the properties in their portfolio from websites like ApartmentFinder.com and RentCafe.com to count the number of local units under their management.<\/p>\n
